Before you send us anything
What do you need from me to start?
One property is enough. Send us the room, studio or flat you're struggling to fill, with the rent, a few photos, when it's free and who you're looking for. Tell us if you'd like us to do the viewings. We'll set up a WhatsApp group with you and keep you posted as it goes.
Who holds the tenancy?
You do. The tenancy, the final checks, the paperwork and the ongoing management all stay with you. We find the tenant and hand them over.
When exactly is the fee due?
After a successful check-in — not on offer, not on holding deposit. One week's rent, once, per let. If the applicant falls through before move-in, there's nothing to pay.
Do you work with HMOs and room lets?
Yes — it's most of what we do. Rooms, studios, one-beds and whole flats across London, with a particular concentration in east, south-east and central London.
Do you charge the tenant anything?
No. We don't charge tenants admin or referencing fees, which also keeps you on the right side of the Tenant Fees Act.
How quickly do you start marketing?
Usually the same working day we have the photos and the details. Viewings typically start within a couple of days.
